Community Development Districts (CDD) in New Tampa


One of the many reasons that New Tampa is such a popular community is that most of the communities in New Tampa and many in Wesley Chapel are CDD communities. This is true for Hillsborough and Pasco Counties.

A CDD is a special taxing district created by the County Commission, pursuant to Chapter 190 of the Florida Statutes. The CDD allows the community to offer a higher standard of infrastructure, amenities, and landscaping while providing residents with the assurance that maintenance standards will continue after the developer has completed the community.

What is meant by amenities? They vary somewhat from community to community, but in general one finds club houses, tennis courts, swimming pools, bike paths, volleyball courts, fitness centers, children's playgrounds, and lush landscaping. Gated communities and or villages are common, and some also have 24 hour guards as well. Some CDD communities provide one large clubhouse, and Meadow Pointe offers three, with 4-5 swimming pools.

Some consider this to be country club living. The CDD fee actually shows up in your property tax bill and is paid once per year, similar to property taxes.

Road Improvements for New Tampa & Wesley Chapel


  • Widening of S.R. 54 in Wesley Chapel is planned for last this year or beginning in 2007.
  • Extension of S.R. 56 to Morris Bridge Road is planned for this year, but its completion date is uncertain at this time.
  • Widening of Bruce B. Downs in New Tampa (Hillsborough) has been delayed.
  • Widening of I-75 Southbound from S.R. 56 to the I-275 apex has begun and will take about a year according to the Florida Department of Transportation. One additional lane is included in the plan at this time, ultimately widening I-75 to a total of six lanes over the next six years. Additionally, a high tension cable barrier will be installed South of the apex to Bearss. Some of you may have noticed some earth movement off of the interstate and just North of County Line Road. This is a retention pond.
  • East-West Corridor road connecting Bruce B. Downs to I-275 has been delayed but is still on the books
  • Widening of Cross Creek Blvd. is planned and construction should begin this year, for four lanes from Bruce B. Downs, but not all the way to Morris Bridge Road. Additional improvements include traffic lights.
  • Widening of County Line Road in Meadow Pointe is now complete.

New Home Construction-- Record Growth in Pasco County

Pasco County set a new record for new housing permits in 2005 and were up 15% from the previous year!

Growth continues to explode in Wesley Chapel. Seven Oaks, New River Township and the new section of Meadow Pointe have all added hundreds of homes each and plan to reach a total new build of 4,000!

We are anticipating that Watergrass and Wiregrass will soon get underway too. These two new communities alone plan to add thousands of homes. It has been reported that Wesley Chapel with about 45,000 residents will mushroom to over 100,000 within the next 6 years.

Condo Conversions/ Condominiums New Tampa


Condo conversions have exploded in the New Tampa area. While the Villas at Cross Creek were among the first to convert and reportedly are in their final sell through, we have seen the addition of Equestrian Park, The Hamptons, Oxford Place, and Vista Grande. If this keeps up, one wonders if any apartment complexes will remain in New Tampa!

New Tampa/Wesley Chapel Commercial Growth

New Commercial Sites:

  • Cypress Creek Town Center Mall--East of I75 on S.R. 54, with approximately 1.3 million square feet and reported to be one of the largest regional malls in Tampa Bay is said to begin construction in 2006.
  • Lexington Oaks Plaza with 100,000 square feet of retail space
  • Wesley Chapel Village Center to be replaced by two 14,000 square feet buildings
  • New Office plazas announced at Seven Oaks part of 300,000 square feet of offices under development by KHC in Wesley chapel
  • The Shoppes at New Tampa Phase II will open in about 9 months and will add 95,000 square feet to the center. New businesses are said to include Office Depot, Tampa urgent Care, T-Mobile and Bonefish Grill, First Watch (Restaurant), Beef O'Bradys, New York Deli, and Pancheros Mexican Grill.
