Under $200,000 single family homes HOT HOT HOT market in New Tampa and Wesley Chapel



The hottest price range for single family homes in New Tampa and Wesley Chapel is under $200,000 for non-distressed sales.

New Tampa only has six single family homes listed for sale under $200,000 in MLS that are not distressed sales and start at $179,900.


Wesley Chapel only has thirteen single family homes listed for sale in MLS under $200,000 that are not distressed sales starting at $137,000.

Real estate recovery underway

The National Association of Realtors reported yesterday that home sales have been above year ago levels for 20 consecutive months and that prices show 12 consecutive months of year over year price increases.

Additionally, NAR reports the national median existing home prices for all housing types was $173,600 in February up 11.6 % from February 2012.  In the South, existing home sales were 14.9 % above last February and the median price was $150,500, up 9.3 % from a year ago.  Distressed (Foreclosures and Short Sales) home sales in February accounted for 25 % of the sale in February; 15% were foreclosures, and only 10% were short sales.

Our local MLS has released the February sales information for single family homes in Wesley Chapel.
  • 62% of the reported sales were "normal" sales
  • 38% were "distressed" (Short Sales and REO's/Foreclosures)
Additionally, the average reported sales price was $192,220 with an average sales price/sq. ft. (heated) of $85.96.  The reported sales ranged from $97,000 for a distressed sale in Country Walk to $625,000 for a 5 bedroom, four bathroom, 3 car garage home with pool in Seven Oaks.

Positive New Tampa 2013 February real estate stats

 










The single family home sales real estate statistics for February, 2013 in New Tampa (zip code 33647) show positive trends over 2012 including a decrease in distressed sales (Short Sales and Foreclosures/REO's) and a rise in the median sales price.*

Presently there are about 200 single family homes listed for sale in New Tampa (Zip code 33647).  Only 11% of them are "distressed sales".  List prices range from $139,900. to $2 million.

Additionally, in today's Tampa Bay Times it is reported that Hillsborough County's property values are back on the way up after a 5 year decline.  Link
