Pasco County Attorney to Address PACA in July
Pasco County Attorney, Jeffrey Steinsnyder is scheduled to address the Pasco Alliance of Community Associations (PACA) on Thursday, July 10, 2008 at 7:00 p.m. The meeting will be held at the Land O Lakes Community Center--(5401 Land O Lakes Blvd.).

Wesley Chapel's Business To Business Expo 2008
The Wesley Chapel Chamber of Commerce will hold its annual Business To Business Expo and Community Fair on Saturday, June 21, 2008. The Chamber’s website provides that the Expo will offer music, food, games, prizes, and the “Battle of the Wings” contest.
Once again the Expo will be held at the Wiregrass Ranch High School (2909 Mansfield Boulevard, Wesley Chapel) from 9:00 a.m. to 4:00 p.m. Admission is free.

Market Update on Hunter's Green in New Tampa
Our local MLS shows list prices for single family homes for sale in Hunter's Green ranging in price from $200,000 to $2,190,000, and ten homes are under contract. Six Hunter's Green homes sold in the last month with prices ranging from $181,000 for a "fixer upper" to $407,000 for a 4 bedroom, 3 bathroom, pool home.

New Sports Complex Proposed For Wesley Chapel
A $31.5 million sports complex, including three rinks for ice hockey is planned for Wesley Chapel.
According to the St. Pete Times the proposed SportsPlex USA complex will also include: "a 36 lane Brunswick Bowling alley, a 40 foot rock climbing wall, a two-level laser tag zone, an 18 hole miniature golf course, two restaurants, and a sports bar; an expresso cafe, and party and corporate meeting rooms. At 288,000 sq. ft., the proposed complex would be roughly twice the size of a Wal-Mart Supercenter.... A 140-room hotel and an indoor water park are proposed for SportPlex's second phase."
According to the Times, the proposed site is located at Old Pasco Road and Highway 54 in Wesley Chapel on 22 acres. Full Story

East-West Connector in New Tampa: DEAD!
On Friday, the Tampa-Hillsborough Expressway Authority officially killed the East-West Connector project in New Tampa. The move was anticipated when a number of local officials expressed serious doubts about its feasibility in a public meeting back in May.

The prices of these local luxury homes pale however compared to America’s highest priced homes on the market. Cory Lake Isles Suit Going Back To Court
Both the Tampa Tribune and the St. Petersburg Times reported this week that the lawsuit filed by several homeowners in Cory Lake Isles is headed back to court on June 24th. The documentation previously provided by the association is considered "inadequate" by the homeowners who filed the suit. Full Story

New Home Builder in New Tampa Buys My Customer a Plane Ticket
Recently I have been working with a customer who will be relocating to the Tampa area at the end of June. After showing her numerous homes in another part of Tampa (over a few weekends) closer to her future place of employment, she returned to South Florida without a home that met her needs. Since she wouldn't be back in Tampa until the end of the month, I found her a new home in New Tampa in the drywall stage that I thought she would love. I prepared a virtual tour of the model and sent it to her along with a floor plan. She really liked the home and decided she wanted to put a contract on it without seeing it. She then was preapproved with the builder's preferred lender.
I then proceeded to negotiate price and terms with Bering Homes in New Tampa and we reached an agreement. We then got hung up on color selections, etc. (It's not easy to describe the shade of "mocha" of kitchen cabinets over the phone.) If we waited until she moved here at the end of the month, it would delay the completion of the home. Much to my surprise, Bering Homes offered to buy my customer a round trip ticket to expedite the process. She accepted that offer and they flew her up here on Monday. She picked out her color selections, signed the contract, flew back the same day, and her new home should be ready next month. Nice!
