Here are some of the results of the 2013 NAR homebuyer survey of recent homebuyers:

Median year home was built:  1996
Median home size:  1,860 Sq. Ft.
97% were satisfied with their purchase
75% of the homes were previously owned
73% were 3-4 bedrooms
79% had 2 or more bathrooms
78% had a garage
58% had one or more fireplaces
51% were one story only

Kitchen:

56% wanted new appliances and of those 76% got them.
50% wanted an eat in kitchen and of those 89% got one.
42% wanted a kitchen island and 75% of those got one.
39% wanted granite countertops and of those 75% got them.

Tampa is America's most hospitable city!

In Honest Tea's National Honesty Index, Florida is average

Honest Tea conducted tests in all 50 states where folks were asked to pay a $1.00 for tea on the honor system, resulting in their "National Honesty Index".  Turns out that Alabama and Hawaii tied for the most honest states with scores of 100%.  Florida received a score of 92%  and the national average was 92%..

Tampa in top 5 cities for worst drivers

Slate reports that Tampa is in the top five cities for worst drivers.  The ranking:

1.  Miami
2.  Philadelphia
3.  Hialeah
4.  Tampa
5.  Baltimore

The four indicators used for the rankings were:

1.  Years between traffic accidents
2.  Automotive fatalities
3.  Alcohol related driving deaths
4.  Pedestrian strikes

(If they added another indicator for not using turn signals we would probably be #1!)

Tampa is third highest city for all cash real estate deals

RealtyTrac reports that 57% of Florida real estate deals in June were all cash deals.  Additionally, Tampa was listed as the third highest city in the country for cash deals with 58% of June sales reported as cash deals.  Miami was highest at 64% and Las Vegas second at 62%.

I previously wrote a blog post reporting that 41% of all single family home sales in Wesley Chapel for 2013 were all cash deals.

New Preliminary Flood Insurance Rate Maps Issued

Updated Flood Insurance Rate Maps Show Flood Risks Have Changed

The Federal Emergency Management Agency (FEMA) has released updated, digital flood insurance rate maps for public review and comment prior to their final adoption. The maps show the extent to which areas throughout Pasco County are at risk for flooding. Flood insurance and building requirements will be determined using these new maps. The new maps replace maps that are up to 20 years old.

Residents and business owners can use the maps to obtain reliable information about their flood risk on a property-by-property basis. The maps also provide flood zone and elevation data to help community planners, engineers, builders and others decide where and how new structures, developments, and remodeling projects should be built. The maps can be viewed online at www.pascocountyfl.net .

A series of Open House meetings in Pasco County will be held to review the maps and today's will be at Wiregrass Ranch High School from 4:00 to 6:30 PM.

2013 Wesley Chapel Home Prices Show Steady Increases

The average reported sales price for single family homes in Wesley Chapel shows steady improvement in 2013.  Additionally, the average reported sales price/Sq. Ft. (Htd.) for June, 2013 was $95.59 compared to $81.56 for 2012.*
