2011 YTD Distressed New Tampa Single Family Home Sales by Community
Like the rest of Florida, many communities in New Tampa have been hit hard by distressed sales in 2011. (Distressed Sales = Short Sales/Pre-foreclosures and REO/Bank Owned/Foreclosures.) The above chart shows the % of total single family home sales reported in MLS that were distressed sales for YTD 2011 for each New Tampa community (as reported in our local MLS).
Short Sales and Foreclosures (REO's) currently make up about one third of all the single family homes listed for sale in New Tampa.

Wesley Chapel--#3 in most affordable homes according to CNN Money
CNN Money lists Wesley Chapel as # 3 in most affordable homes and adds that: "good schools, low taxes, affordable housing, and a location just 25 miles north of Tampa and Wesley Chapel has stayed in high demand. The population has grown nearly 700% since the 2000 Census count."

New interstate exit ramps to SR 56 to open Tuesday
The two new northbound exit ramps to SR 56 from I-75 & I-275 under construction since 2009 will open on Tuesday!*
Motorists need to be very alert to the new exit points, which are about two miles before the current exit ramp locations.
Project Limits: from I-275/I-75 interchange to State Road 56
Project Length: 2.3 miles
Estimated Construction Cost: $31.4 million
Contractor: SEMA Construction, Inc.
Start Date: October 17, 2009
Two bridges have been constructed: A new northbound I-275 exit ramp to SR 56 crosses over I-75 and a bridge has been built across Cypress Creek for northbound I-75 traffic exiting to SR 56.
Improvement Highlights
•Traffic exiting northbound I-275 or I-75 to SR 56 will be separated from mainline traffic to eliminate the need for lane changes.
•Better drainage and lighting in this area.
*[PLEASE NOTE: Opening the ramps does not mark the end of this project. More work remains over the next couple months, including paving the top layer of asphalt on the new ramps.]

Two new Pasco hospital chiefs to address PACA in August meeting

Offering their updates and answering questions about their hospital planning will be Brian Adams of the 80-bed Wesley Chapel Medical Center scheduled to open in 2012, and Leigh Massengill of Medical Center of Trinity, expected to open this year with 236 beds.
Adams was named president and CEO of Wesley Chapel Medical Center in January and is overseeing construction of the New Wesley Chapel Medical Center and establishing a medical staff for the new hospital. Once built, he will be in charge of the day to day operations of the hospital.
The public is invited to attend the August 11th PACA meeting. It begins at 7 p.m. at the Land O’ Lakes Community Center, located at 5401 Land O’ Lakes Blvd. (US 41), three miles north of SR 54.

Tampa makes Top Ten list of fastest moving real estate listings
Realtor.com reports that metro Tampa ranked second in the fastest moving real estate metros in the U.S. (with the 2nd lowest median age of inventory, a measurement of how long a property spends on its website.) in June 2011. At 43 days Tampa also had the sharpest drop in median age on a year-over-year basis in June, at 62 percent!

This week I thought I'd feature one of the vendors at the Wiregrass fresh market. Over the past several months, my friend Barb has talked about "the pickle lady" and how good her pickled vegetables are that she purchases from her at other markets in Tampa. A few weeks ago she informed me that "the pickle lady" was going to be at the fresh market at Wiregrass. I walked the market and didn't see any sign for the pickle lady and just happened to notice the sign for C & D Delights. It turns out that Dawn of C & D Delights IS "the pickle lady", a nickname my friend has given her!
Owner Dawn offers a variety of pickled vegetables (and jams). My friend Barb swears that the asparagus is fantastic; I ended up purchasing the hot (spicy) pickled okra which is great. Dawn offers a variety of pickled products so if you are looking for some "Southern specialties with sass", stop by and see Dawn (AKA "the pickle lady") with C & D Delights this Saturday at the fresh market at Wiregrass!

New Tampa July 2011 Real Estate Report
Our local MLS reported 65 single family homes sold in New Tampa (Zip Code 33647) in July. Reported sold prices ranged from $99,500 for a 4 bedroom, 2 bathroom, foreclosure/fixer upper home in Heritage Isles with no appliances, to a high of $850,000. for a 5 bedroom, 4.5 bath, 3 car garage, Tampa Palms pool home, built in 1998.
69% of the reported July sales were "normal" sales; 22% were "short sales" (pre-foreclosures), and 9% were REO's/foreclosures.
The average July sales price for single family homes in New Tampa was $297,700.
There are almost 300 single family homes listed for sale in New Tampa (Zip Code 33647) with list prices ranging from $99,900. to $2,750,000.*
